STEP 1:
Begin every single interaction with a personalized and super warm welcome.

Example: If welcoming someone who arrives at the office stand up, extend your hand and thank them for coming in today. Introduce yourself and ask for their name. Immediately offer them refreshments using their name and follow-up with asking what you can do for them today.

STEP 2:
When meeting with clients warmly ask open-ended questions to fully learn and understand all of their needs and values. Take note of what's most important to them and use that to guide what you do next.

STEP 3:
Based on their needs and values present a solution that includes actionable items both they and you can do right now.

STEP 4:
Listen fully and resolve issues or concerns. Acknowledge any doubts, concerns, or hesitations that they have and offer solutions or clarification.

STEP 5:
End every interaction with a warm farewell and an open invitation to return.

1. Schedule required courses

2. Organize your database

It's time to gather your contacts, sphere of influence, and anyone you want to let know that you are now with Chase International. Your Onboarding Concierge will be sending you a Google Import Template to enter in all your contacts. Be sure to enter in at a minimum, first name, last name, and email address. You will then be able to take advantage of all the digital marketing located in the HUB.

4. Update your online presence

As a real estate agent, a strong online presence is necessary to succeed in this digital age. It will allow you to stay ahead of the competition, show up in local online searches, and give you more opportunities to advertise. If you're a new agent, take the time to set up the following online profiles. If you're an existing agent that recently moved to Chase, make sure you have updated your online profiles with your new brokerage information.

SkySlope is our Document Center with customized checklists that will house all your Listing and Escrow transactions. SkySlope's log keeps a digital footprint of everything that is done within the platform. This includes all emails from any party associated with the transaction. This digital footprint ensures that there will be no future discrepancies about a closed transaction.

With SkySlope Forms and DigiSign, getting signatures from your clients is easy. Simply select or upload your forms, add text and signature blocks, and send.

Agent Services

Contract

Listing and Transaction Coordination

  • Thoroughly review the contract, verify all required signatures create the escrow
    timeline reflecting contingency due dates in the contract. Create the file in SkySlope
  • Send a welcome letter and Chase branded  timeline to all parties (client, both agents,
    escrow officer and lender)
  • Address additional terms and conditions. Create necessary addendum's  and send for
    signature
  • Compile all disclosures and send to the counter agent (Chase disclosures, SRPDs,LBP )
  • Log all contingency due dates via Google calendar and contingency spreadsheet
  • Monitor and Release Contingencies according to the contract timeline
  • Update timeline and all parties with a weekly E-mail

Inspections and Home Warranty

  • Order monitor and track all Inspections specified in the contract

  • Release Inspection Contingency, forward reports and request for repairs/credit to the counter side

  • Monitor repairs and collect receipt, forward to escrow

  • Order the Home Warranty, forward to escrow

  • Financing / Appraisal

  • Verify lenders closing documents and CD are delivered to the title company

  • Monitor and track appraisal

  • Monitor underwriting process

  • Title/Escrow

  • Send escrow all required documents ( Addendum's, Invoices, repairs, home warranty, short term rental agreement, Inventory/exclusion list )

  • Follow up with escrow on receipt of the EMD, Prelim, HOA documents, CCR documents, Escrow Instructions, Estimated HUD

Before closing

  • Send commission instructions for broker signature, forward to escrow

  • Follow up on the walk-through and assure proper addendums are executed and delivered to all parties

  • Provide buyer/seller with utility information for transfer of services

After the close

  • Request the electronic closing package

  • Upload closing documents to SkySlope compliance platform

  • Prepare the SSR and send for broker signature

  • Create the escrow flash drive and deliver to you for your client

ShowingTime is a professional showing service that provides efficient scheduling and higher feedback response rates. Once your listing is active on MLS, it will sync over to ShowingTime so the Receptionist can monitor and schedule the requested showing appointments for you and your clients. All agents must enter the showing instructions for all their listings into ShowingTime as this information does not always transfer over from MLS.

The prestigious "Mayfair Letter" is one of the most successful and powerful listing aids available to realtor today. What better way to impress your seller or prospective seller than to send them a letter from your London office? Individually addressed and sent on the finest letterhead, sellers will not think of this as junk mail!  The London postmark and Royal Mail sticker will make sure it is opened � fast. Even the envelope features the London skyline and, because our paper and letterhead is a different size and shape to that of the recipient, they know it has genuinely come from London.

You can choose to send a pre-listing letter to a listing you are trying to secure or a new listing letter to the one you have just listed. This is the perfect tool to let the seller know you have already been in contact with our London affiliation.

The letter is usually sent airmail (at no cost to you) and arrives within three to four days.  If the listing is key, then we can send it by Fed Ex at a charge. We typically charge this to your account to expedite the process.

Due to COVID and delayed International mail sending your Mayfair Letter via email is recommended.

Invoices will reflect the activity for the prior month

What charges can I expect on my invoice?
Chase International � Any MLS fees/dues, office collateral, copy charges, or any other expense paid by my office
Chase Creative � Ignite Technology Fees, TOMA charges, Advertising expenses, any other product or service provided by the marketing department

When will I receive my first invoice?
Invoicing may take up to 3 months depending on activity and contract terms

HOW DO I SET UP AUTO PAY? (MOST ASKED FAQ)
You can sign up or update your credit card through Brokermint. The Finance Department will initiate an email to you from Chase with a hyperlink to complete your credit card information electronically and securely

Will I be able to review my invoice before auto payment is processed? 
You will receive an invoice on the last day of the month and have 10 days to review before the auto payment is processed

What if I want to pay with alternate information or before the due date?
Please enter credit card information via email link once the invoice is received
